Terms of Use
How Costa Rica Home Finder works, what we do, and where our role ends. Please read these terms before using the website or asking us to make a connection.
In short: Costa Rica Home Finder is not a real estate agency. We personally check every property we share and connect you directly with the owner, or the person the owner has chosen, who completes the process with you. Our role ends once that connection is made.
1. About These Terms
These Terms of Use apply to costaricahomefinder.com and to the introductions we make through it. By using the website, sending us an inquiry or asking us to connect you with someone, you agree to these terms. If you don’t agree, please don’t use the website or our introduction service.
2. We Are Not Real Estate Agents
Costa Rica Home Finder is a personal introduction service, not a real estate agency, broker or brokerage. We do not represent buyers, sellers, owners, renters or hosts in any transaction.
When you show interest in a property, we connect you with the property owner or with the person the owner has asked us to put you in touch with, such as a family member, representative, property manager, host or the owner’s chosen agent. That person is responsible for completing the process with you.
3. Every Property Is Personally Checked
We personally check and cover every property listed on Costa Rica Home Finder. Before a listing goes live, we confirm that the property is real and that the contact we will introduce you to is the owner or someone the owner has authorized. Our goal is simple: when we connect you, you’re talking to a real person about a real property.
Property descriptions, photos, features, measurements, prices, rental rates and availability are provided in good faith, mostly from information supplied by owners, and can change at any time. Please confirm every detail that matters to you directly with the owner or their representative before you make any decision, payment or commitment.
4. Our Responsibility Ends at the Introduction
Once we have connected you with the owner, buyer, renter or their chosen representative, our role is complete. Everything that happens after the introduction is solely between you and the other party, including:
- negotiations, offers, prices, deposits and payments;
- purchase, sale or rental agreements, bookings and cancellations;
- title, legal status, permits, taxes and due diligence;
- the condition, inspection, use and management of the property;
- any dispute between the parties.
Costa Rica Home Finder is not a party to any agreement between buyers, sellers, owners, renters or hosts, and is not responsible or liable for any of the matters above or for anything that happens after the introduction.
That said, we’re always happy to help. If you would like further guidance along the way, just ask and we’ll gladly point you in the right direction or help you through the process. Any help we offer is informal and does not make us a party to the transaction.
5. Do Your Own Due Diligence
Buying, selling or renting property is an important decision. We strongly recommend that you work with an independent Costa Rican attorney, use a registered escrow service for any payments, and complete all inspections and checks you consider necessary. Our guides are general information only and are not legal, tax, financial or investment advice.
6. Listing Your Property With Us
If you ask us to list or share your property, you confirm that you are the owner or are authorized by the owner, that the information and photos you provide are accurate and that you have the right to share them. You allow us to display that information and media on this website and to share your contact details with people who are interested in your property. We may decline or remove any listing at our discretion.
Owner agreement and referral fee: before a property is listed, the owner signs our Owner Referral Agreement. Under that agreement, the owner pays Costa Rica Home Finder a referral fee of 5% of the final sale price, or 5% of the booking total for vacation rentals, when a sale or booking results from our introduction. The fee also applies if a buyer or guest we introduced buys or books the property within 12 months of the introduction. Buyers, renters and guests do not pay us a fee.
7. Using the Website
Please use the website lawfully and respectfully. Don’t submit false information, impersonate anyone, misuse our forms or contact details, or try to interfere with the website. The website’s design, text, photos and logos belong to Costa Rica Home Finder or are used with permission, and may not be copied or reused without our written consent.
8. Links to Other Websites
The website links to other sites and services, such as BookyBee, Pacific Photography or WhatsApp. Those services are run under their own terms and privacy policies, and we are not responsible for their content or services.
9. Limitation of Liability
The website and our introduction service are provided “as is.” To the fullest extent permitted by law, Costa Rica Home Finder is not liable for any loss or damage arising from your use of the website, from information provided by owners or other users, or from any transaction or relationship between you and any person we introduce you to.
10. Privacy
We handle your personal information as described in our Privacy Policy.
11. Changes and Governing Law
We may update these terms from time to time; the latest version will always be on this page. These terms are governed by the laws of the Republic of Costa Rica.
