Why Buyers Choose Jaco

Jaco is about an hour and a half from Juan Santamaría International Airport (SJO), the shortest drive from the airport to the Pacific beaches. The long, dark-sand beach runs along the whole town, with restaurants, supermarkets, banks, gyms and clinics all close by, so it works as well for full-time living as it does for a second home.

Strong vacation-rental demand makes Jaco popular with investors too. Not sure if Jaco is the right fit? Read our guide to Jaco vs. Herradura vs. Playa Hermosa.

Jaco Neighbourhoods at a Glance

Jaco is small enough to cross in ten minutes, but each part of town feels different. Where you buy shapes your daily life and your rental income.

The busiest stretch, along Avenida Pastor Díaz. Restaurants, supermarkets and the beach are all a short walk away. Mostly condos, and the strongest area for short-term rentals.

Prices & Costs

What Property Costs in Jaco

Prices in Jaco cover a wide range. As a rough guide, smaller condos and building lots start in the low hundreds of thousands of dollars. Larger condos and family homes usually sit between about $250,000 and $600,000, and ocean-view pool homes and beachfront penthouses reach $1 million and more. Our current Jaco listings run from a $600,000 Jaco Bay penthouse to a $1.2 million eight-bedroom pool home.

Budget for closing costs of roughly 3.5% to 4% of the purchase price, which covers the transfer tax, registry fees and the notary’s fees. After that, property tax in Costa Rica is low, at 0.25% of the registered value each year. Condos also have monthly HOA fees, which vary a lot from building to building.

Condo or House?

Choosing the Right Type of Property

A condo in Jaco is the simplest option for most second-home buyers. Security, pool and grounds are handled by the HOA, and many buildings allow short-term rentals. Always check the rules before you buy. A house gives you more space, a private pool and full control, and large pool homes are popular with groups, so they can earn well as vacation rentals. If you would rather build, land in the hills above town offers views and privacy. Read what to check before buying land first.

Whatever you choose, every property we share is checked by our team, and we connect you directly with the owner or the person they choose. Hire your own attorney to review the title and contract before you sign. Our guide for foreign buyers walks through each step.
